
hotellab has published a new edition of its Greek Hotel Market Performance 2026 Trend Report, providing an overview of hotel performance and travel demand across Greece.
The report combines aggregated hotel performance data with flight demand insights, covering actual market performance from January to June 2026 and forward-looking trends for July to December, using 2025 as the benchmark. t also looks at regional performance in Athens, the Cyclades, and Halkidiki & the Ionian Islands.
The report is designed for hoteliers, investors, and hospitality professionals who want to understand the market better and make better business decisions.
2026 Performance Trends Overview
The first half of 2026 was stronger than the same period last year. Occupancy reached 41.7% (+6.8 percentage points YoY), while RevPAR increased 23.3% despite a 2.0% decline in ADR.
The figures show that demand, rather than pricing, has been the main driver of growth. City hotels, particularly in Athens, continued to fill more rooms throughout the first half of the year, while seasonal destinations maintained a more rate-focused strategy.
Summer bookings are also developing positively. Current on-the-books data shows both occupancy and room rates ahead of last year’s pace for July and August, suggesting that seasonal hotels are entering peak season without relying on discounting.
Overall, Greece’s hotel market continues to be shaped by two different growth patterns: stronger occupancy in city destinations and stronger pricing in resort markets.

Monthly Performance | 2026 vs 2025
Occupancy outperformed last year’s levels throughout the first six months of 2026, with the largest gains recorded during late winter and spring. Room rates remained below 2025 for most of the period before returning to growth in June.
Current booking data points to another strong summer. Both occupancy and ADR are expected to remain above last year’s levels during the peak season, particularly in August.
Later in the year, demand is expected to normalize as the market moves into autumn. October bookings remain slightly ahead of last year, while the large booking increases currently visible for November and December mainly reflect earlier booking activity rather than stronger demand.
Air Travel Demand
Flight demand for Greece continues to grow, with 71.6 million flight searches (+8.8% YoY). However, the share of searches converting into bookings has declined.
One of the report’s new sections examines how the Middle East tensions have affected inbound travel demand. While search activity remained resilient, booking conversion weakened immediately after the escalation and has yet to return to previous levels.
The impact differs across source markets. Israel and several Gulf countries experienced the sharpest declines in booking activity, while markets including France, Poland and Spain continued to show healthy growth.
The findings highlight the importance of monitoring travel demand indicators alongside hotel performance, as traveler interest and booking behavior no longer move in parallel.
Regional Performance
Regional results continue to vary across Greece.
Athens maintained steady occupancy growth throughout the first half of the year, supported by year-round demand despite softer room rates.
The Cyclades entered the season earlier than in 2025, with stronger occupancy from April onwards. Summer bookings indicate continued strength, particularly in August, when both occupancy and ADR are tracking ahead of last year.
Halkidiki and the Ionian Islands experienced a slower start, but performance recovered from May onwards. Current bookings suggest stable summer demand, with opportunities to protect rates as occupancy builds into September.
